MORRILL, Neb., April 5, 2022 /PRNewswire-PRWeb/ — Mason & Morse Ranch Company listed the Nebraska farm for sale including the home, center pivot irrigation equipment, pasture land and spring fed pond. The farm was in the same family since homesteaded in 1887. Mason Morse Ranch Company marketed the listing as the North Platte River Irrigated Investment property.

Located in the western portion of the Nebraska Panhandle southeast of Morrill, Nebraska. The property featured 225.89 total acres.

Acreage Breakdown:

135 +/- acres, pivot irrigated – alfalfa

11 +/- acres, flood irrigated – alfalfa grass mix

50 +/- acres, sub irrigated grass pasture

25 +/- acres, lake pasture with 13 acres flood irrigated grass pasture

The seven tower Lockwood irrigation pivot is fed from the irrigation pond. It is controlled by a Reinke Touch Technology control panel with end-gun controls can be operated remotely. The pivot is powered by a 25 HP electric pump.

A second pump (15 HP) services 3 underground pipelines that irrigate areas the pivot does not service including the 13-acre pasture below the irrigation pond. The pivot corners are Irrigated with 52 Sections or 1,560 feet of 8-inch PVC gated pipe. An additional 17 sections or 510 feet of 10″ PVC gated pipe is included.

The entire farm is fenced in five strand barbwire and fenced haystack yard is located right off the paved county road. The working corral is pipe construction and includes a working chute.

The main pasture is split in half with cross fences allowing for rotational grazing and is sub irrigated and partially irrigated by the pivot. It has year around live water and seven fence line cattle guard crossings for the pivot to enter & exit the pasture.

The 158.3 acre Mitchell Irrigation District served as a water right diverts from the North Platte River near the Nebraska and Wyoming border.

The sale also included the modern multi-level four-bedroom two-bath home with 2,572 square feet, ground level living room, kitchen and dining room and a sliding glass door access to a patio with a great view. As a recreational component, the spring fed irrigation pond has been stocked with fish including catfish, bass and blue gill.
